Given the nature and location of the site any development (not just class B8) should be restricted in size to no more than 300sqm. However where development involves the replacement of buildings smaller than 300sqm then that development should be restricted to the size of the existing building. This would restrict the development of large scale industrial buildings and ensure that only small scale industrial use is carried out on the site.
