The overall approach in policy DS01 is supported, however, my clients feel that an additional site on Bell Lane/Kilworth Road should be identified for affordable housing development. The proposed development site extends to approximately 2.4 hectares and would have the capacity to accommodate c80 dwellings. The site proposals for have had positive pre-application responses and initial work on highways and drainage have not identified any significant issues with these aspects of the scheme. The owners are actively promoting the site development for housing.

My clients consider that an additional site on Bell Lane/Kilworth Road should be identified for affordable housing development. The site proposals for have had positive pre-application responses from the case officer at Harborough District Council and the highways officers at Leicestershire County Council. As indicated in my representation on policy DS01, it is considered that Husbands Bosworth has the capacity to accommodate additional dwellings in the Plan period with the development of my clients site at Bell Lane/Husbands Bosworth. The site is well related to the village and could provide much needed affordable housing without adversely affecting the character and appearance of the village or the surrounding area.

Policy HN01 Housing Need: Affordable Homes

The provision of 40% of the yield of major residential developments is supported given the substantial need for affordable housing in the District. My clients consider that there should be flexibility in the suggested tenure split, however, an aim of 75% rented and 25% shared ownership provision is supported as a target. My clients are proposing a 100% affordable housing scheme on land at Bell Lane/Kilworth Road in Husbands Bosworth and propose that this should be identified for affordable housing development to meet the needs of Bosworth Ward.

Husbands Bosworth contains the largest number of services and facilities in the Ward and is clearly the settlement most able to accommodate additional affordable housing for rent and shared ownership. The proposed development site extends to approximately 2.4 hectares and would have the capacity to accommodate c80 dwellings. The site proposals for have had positive pre-application responses and initial work on highways and drainage have not identified any significant issues with these aspects of the scheme. The owners are actively promoting the site development for housing.

Policy HN02 Housing Need: Mix of New Homes

The provision of an appropriate mix of housing types, tenures and sizes within new developments is supported, however, this should be applicable to major residential developments only as it would be unworkable for sites smaller than 10 dwellings and potentially make such sites unviable, particularly for small to medium sized developers.
